Before you talk to a lender, know the repayment and the duty
Run the repayment and the stamp duty on numbers you choose. This is not a loan approval.
Step 1
Use a price you could actually offer
Not the top of the range you have been browsing. The price you would sign.
Step 2
Add stamp duty for your state
Duty is a cash cost on top of the deposit. Concessions depend on your state and whether you have owned before. Check the state revenue site for the figure you will rely on. The calculator is a first pass.
Step 3
Run the repayment at the rate you were quoted, and one percent higher
The higher one is the stress test you should do yourself. If that repayment does not fit in the payday split, the loan does not fit.
Step 4
Separate the deposit from the costs
Deposit, duty, and moving costs are three sums. A deposit that ignores duty is short on settlement day.
